There is a new real estate development 30 minutes from Lagos de Moreno, very near the new Chicharos
Retirement Center opening very soon. A number of lots have been sold but there are a number of choice lotes still available.
For example, on the Avenue behind the Prepa (grades 7 thru 9), there are 5 lots together still available.
These 5 lots (on an Avenue) are 26' 3" wide by 108' 10" deep. These lots are $219,038
pesos. The U.S. dollar changes daily. At the current value of 12.24 it would be $17,895 USD. The
normal price for the dollar has been about 13 to 1. These are 10% higher because they are on an Avenue or on a corner).
There are other lots on streets that are 10% less.
There are lots farther out from the Prepa that are 23' X 82'. These lots are $131,240 pesos (about
$10,700 USD). Also, there are lots 29' 6" wide X 122' 10". These lots are $252,450 pesos, or about $20,625 USD.
NOTE: to build on your lot, the lot has to be in your name. That means you must
have a clear title, called an "Escritura". If the lot is paid for up front, you can get immediate Escritura.
There are also payments available for you on contract. You may pay 10% down, and the balance paid monthly over one year,
at NO interest. When the lot is paid off, you can get your title. Then you can build if you wish.
If you are a foreigner, as my client, I will guide you through the purchase process, so
you won't have any legal problems, or pay too much in taxes if you should decide to sell later. If you don't follow
by guidelines, you will pay between 25% and 26% taxes to the govt. on the sale price. Land is continually
going up in value in Mexico. If you would like to secure your lot, you should do it now. There are
